D.R. Horton, Inc.is currently looking for a_Director of Land Development_. The right candidate will work closely with the Division President to develop raw land and deliver lots for building communities to meet the established goals in the division’s business plan. Manages the installation of community infrastructure within budget and time constraints.

Essential Duties and Responsibilitiesinclude the following. Other duties may be assigned.

  • Perform the obligations and signature duties required by the elected office stated in the Corporate Authority resolutions
  • Collaborate with the Land Development team to complete cost estimates, lot densities, development schedules and identify risk during due diligence required in the submittal package for corporate approval
  • Interface with Land Department staff during due diligence to verify the checklist is completed from contract phase through post-closing phase
  • Lead teams in all aspects of community development including design, planning, engineering and development
  • Solicit, analyze and meet with contractors for bids on new development projects
  • Negotiate and finalize contracts with contractors
  • Create budgets for the construction of entrances, lots, amenities and associated infrastructure for D.R. Horton communities, including roads, drainage, water, sewer and landscaping
  • Oversee the activities of land planners, engineers, consultants, government officials and trade partners in the execution of land development tasks on time and at budget
  • Review preliminary plats and revisions for final plat recordation
  • Perform final walks with local authorities for street, water/sewer acceptance and secure bond release
  • Develop and adhere to the division’s land development schedule and budget for each project and provide regular updates to the Division President
  • Ensure active and quality communication is established and maintained with other internal departments regarding the status of future projects
  • Provide leadership to the Land Development team including overall people management, talent identification, recruiting, and employee development
  • Monitor budgets on each phase of development, and continually review all accounting relative to land development including cash flow projections
  • Assume the primary responsibility for Storm Water Pollution Prevention Program (SWPPP)
  • Develop, a positive teamwork and achievement-oriented culture with staff, consultants, and contractors
  • Monitor work for legal and regulatory compliance
  • Establish and maintain positive working relationships with government authorities
  • Conducts all business in a professional and ethical manner to serve customers and increase the goodwill and profit of the company

Education and/or Experience * Bachelor's degree from a four-year college or university * Seven to ten years of related experience and/or training * Must have a vehicle and a valid driver’s license * Strong verbal and written communication skills * Ability to apply common sense understanding to carry out instructions furnished in written oral form or via DRH applications * Proficiency with MS Office and email * Ability to stand and walk for 4 hours straight or up to full 8-hour day; sit for extended periods; kneel and bend at the waist; walk up and down stairs; walk on unlevel terrain; use hands and fingers to handle or feel; reach with hands and arms; talk hear. Ability to lift and/or move up to 25 pounds. Specific vision ability required by this job include close vision, distance vision, color vision and peripheral vision * Regular exposure to outside weather conditions particularly heat, sun exposure, wind and dust * The noise level is generally moderate but can be loud if heavy equipment is in operation

Preferred Qualifications * Understand civil engineering plans, grading plans, as-builts and layouts for utilities * Experience in homebuilding * Real estate transaction knowledge
